Maine Home Sale Especially Sluggish in February

New data from the Maine Association of Realtors shows sluggish home sales in the early part of 2026.

Sales in February dipped below the same month last year after a slow start in January.

The total of 691 homes sold was a nearly 9 percent drop from a year ago, and was the lowest total since the pandemic.

“Historically, February is the low point for annual home sales volume,” said Maine Association of Realtors President Judy Oberg. “The statistics indicate that fewer Maine households listed their homes for sale, and fewer buyers
went under contract,”

Realtors are optimistic there’ll be a rebound in home sales this spring as mortgage interest rates are at their lowest level in several years.

“The spring market is shaping up nicely,” Oberg said. “More homes are coming
onto the market, pricing in many areas is stabilizing, and the 30-year fixed mortgage
rates are at their lowest in 42 months, since September 2022.”

In a positive sign for sellers, home prices increased 3.47 percent to a
median sales price of $395,000 in February.

Cumberland and York counties continue to have the highest priced homes in the state, with the median price in both counties surpassing $500,000.
